Many of my clients are surprised when I recommend they consider purchasing a home warranty during the listing period. Here are some of the reasons it can be very beneficial:

Considering remodeling a bathroom?

Here are some great tips:

 

Flow of layout and spacing

Designing a beautiful bathroom requires a lot of thought and planning especially when considering functionality. Just because you feel you should include something into the design does not mean it will function properly in that space. 

An example would be if you select a shower door which requires opening, you should have ample space for the door to fully open without the possibility of hitting a counter or wall. This also applies to cabinet doors and drawers as well.

Ventilation

Proper air flow and ventilation are essential in a bathroom. Without this, moisture can become trapped, leading to an unnecessary build up of potentially hazardous mold and mildew, as well as expensive repairs later down the road. A humid, stuffy bathroom can be uncomfortable to dress for the day. 

Consider adding a window to the bathroom for those nice spring and fall days when you can add fresh air to circulate thru the bathroom. During cold winter months, you can even select a combo ventilator fan that produces warm air making stepping out of the shower more bearable. 

Storage space

Have you ever heard complaints of having too much storage space? When showing property, this is one of the first comments I hear from clients that there's not enough storage. Many times, this is a deal breaker even for those looking at secondary or vacation homes.

Keep in mind the size of the home, how many bedrooms, baths and design of your bathroom to accommodate the number of people who will be using it. Floating shelves are a very nice feature aesthetically but you still need a private place for toiletries to hide away and look less cluttered.

Choose the right materials

Bathrooms not only contain more moisture than other rooms in the home but also more bacteria. Homeowners use the strongest cleaning products in the bathroom which can damage surfaces. Stay away from porous materials that will hold moisture and allow mold to grow as well as products that will warp, swell or distort from high humidity.

Selecting proper lighting

Lighting is an extremely important feature of your bathroom since this is the room where you will be getting ready for your day. Before starting your remodel on a bathroom, you should have an idea of how much lighting you need, what style and how it will best accommodate that space. 

Some things to keep in mind: Recessed lighting can provide a nice glow but without additional lighting at the mirror it will cast shadows making it difficult to see your face while applying make-up or shaving. Make sure that you have selected good bright lighting above the mirror.

Select your lighting before and make adjustments as needed because it will be much easier than waiting until the final completion of the project. Knowing where you want the lighting to be as well as plugs and outlets will save the frustration and expense of having an electrician make changes later.

Tip for the ladies:

Have your electrician add a plug behind or inside a drawer where you dress. You can then keep your hair dryer and curling iron inside the drawer for quick easy access without the hassle of cords!
